Becoming a first-time apartment renter is an exciting experience, whether you’re moving across town or the country. It’s a rite of passage that establishes independence and responsibility for many. Renting an apartment can seem like an overwhelming process, but everything will go smoothly with a little research and planning.

Perhaps the most important decision is the budget: how much can you afford to spend on rent each month? Be sure to consider the additional costs that are involved with moving into a new apartment when planning your budget, such as:

  • utility costs 

  • moving costs

You may want to consider getting a roommate when figuring out your monthly rent budget. A roommate will allow you to afford a larger or more upscale apartment as well as have someone to share household chores and upkeep with. 

Another thing to consider is whether you’ll need a co-signer or guarantor. A co-signer “vouches” for your lease by signing the contract. If you are unable to pay your rent, the burden legally falls upon the co-signer.   • Give consent for the landlord or management company to run a credit check and a criminal background check. You may also be asked to provide character references, especially if you don’t have a lengthy credit history or have poor credit.

  • Sign the lease. After your application is approved, you’ll be sent a copy of the lease to sign. Read over it carefully and ask questions if anything is unclear. 

  • Pay the security deposit, first month’s rent, and any other fees. You may also need to prepay any pet fees, amenity fees, parking costs, etc.

  • Pick up the keys.

Pet Policies at The Vintage

Your pets are your family, and no one understands that better than The Vintage. We allow up to two pets per apartment and welcome both cats and dogs. Pet fees and pet rents may vary, so we recommend speaking to a leasing agent for more details on your specific situation.

Worry-Free Leasing

With our Worry-Free Leasing Program, you can terminate your lease without penalty within the first 90 days of occupancy if your job situation changes. Job loss can be the result of layoffs/reductions in force or a significant reduction in the number of compensable hours the resident is able to work. Residents should notify management at [email protected] at least 30 days in advance of their move-out date and provide:

  • The reason for requesting a lease cancellation.

  • Evidence of job loss.

  • Confirmation of their expected move-out date.

Residents will only pay rent for:

  • The number of days they had legal possession of the apartment.

  • Any damage caused to the apartment beyond normal wear and tear.

Rent includes total monthly rent amount (base rent plus recurring month charges like pet rent, covered parking, utilities, etc.). Management will retain non-refundable move-in fees and all fees associated with the application and move-in process, but non-refundable pet fees will be refunded. Residents must be current in their rent when executing this benefit.

This is a multi-state organization with two adoption centers in Washington DC alone. It's a large shelter where a lot of stray animals live waiting for an owner with a big heart to save them. The doors of these shelters are open 24/7 for stray cats and dogs brought by people, so you have a large collection of pets to choose from.

In fact, you can visit the Humane Rescue Alliance website and see the complete database of animals you can adopt. Apart from cats and dogs, you can also rescue a turtle, tarantula or a rabbit, depending on your preferences. The adoption fees are relatively small, depending on the type of animal you want to adopt.

2. Last Chance Animal Rescue

The Last Chance Animal Rescue is situated in the greater area of Washington DC and it collects stray animals from 12 surrounding states. There are hundreds of cute little dogs and cats you can adopt and all of them are waiting for a caring owner to take them home. You can see some of these stray animals online by visiting the Facebook page of this shelter.

However, one of the best things about this organization is that you get the chance to adopt horses as well. Obviously, you cannot keep your horse in your apartment, but if you live in a large property that stretches over thousands of square feet, you might be able to adopt a horse!

3. DC Paws Rescue

This is a different type of organization that allows you to adopt a dog or a cat. The organization itself doesn't have a shelter to care for stray animals, but it relies on a large team of volunteers who provide shelter for these animals at their homes. The stray cats and dogs are kept at the volunteers' houses until they find a suitable owner.

The adoption process is simple and straightforward. You have to fill an application, select your favorite furry friend and then a volunteer will visit your house in person to complete the adoption process. You'll eventually have to pay around $350 for a dog and $150 for a cat, irrespective of their breed or size. This organization only allows you to adopt a canine or feline friend, so if you want a different pet, you should check out the other animal shelters in Washington DC.

4. Washington Animal Rescue League

This animal rescue organization is situated on Oglethorpe  Street and it acts as a high-end shelter for stray dogs. The facility is equipped with state-of-the-art technology and it even features heated floors for dogs to sit on. You can adopt a pet by visiting with your entire family and filling an application form. The organization also has an interesting program for seniors over 50 years of age. They can go home with a lovely canine friend for free through the facility's Boomer Buddies program.

5. Washington Humane Society

This is a publicly funded shelter that takes in virtually any stray animal you can find on the streets. Many other types of shelters are more strict when it comes to stray animals, but the Washington Humane Shelter accepts even sick dogs or animals that have been abused. You can select from hundreds of cute pets that need a home and fill an application form to complete the adoption process.

The adoption counselors also require a photo ID from all the family members in your home. Once you have brought the papers and completed the application, you can go home with a stray cat or dog to take care of for the rest of its life.

6. Homeward Trails Animal Rescue

This shelter has been founded back in 2002 and it provides food and a place to live for hundreds of stray dogs and cats. The organization includes more than 200 foster homes and rescue centers and they require a home visit before you can adopt a pet. If you want a cat, you might need to adopt kitties in pairs as this is a mandatory requirement.

Let’s Begin on 16th Street

1. The Mount Pleasant Heritage Trail begins on the corner of 16th street at the Kenesaw Apartment Homes which opened in 1906 and set off a firey luxurious apartment scene which housed members of Congress and even the famous Walter Johnson and his family in 1916.

2. Next head down 16th street and stop between Erving and Lamont streets NW where you will find a story of upheaval and activism that took place at Barney Neighborhood house, transformed the Kenesaw apartment homes, and led to the establishment of the Latin American Youth Center in the mid-1970s.

3. Your Next stop is at the Mt. Pleasant library on 16th and Lamont street NW. The Libray was built in 1925. The Classical Architectural was funded by the Carnegie Corporation and continues to be a local watering hole. Head inside for a look at the Animal Circus murals that were funded by President Franklin Roosevelt’s Public Works of Art Program.

4. The Sinsinawa Dominican Sisters founded the Sacred Heart Academy in 1905. The Elegant school house is tucked back from the street at 1621 Park Road. In this section of the tour, you will also find the historic Park Monroe Apartment and the lovely Mary Foote Henderson Mansion which was built in 1920 by George O. Totten.

5. From 16th to Newton-street NW you parade down an avenue of churches built throughout the 1900s.

6. Take a walk towards Rock Creek Park park where you'll find the prime skinny-dip location used by former President Teddy Roosevelt among nature paths and history footpaths.

7.  Sign number seven of this historical tour is on 1701 Newton Street, keep up with the beat, and take a view of the original Bancroft School built in 1924. A little further down you’ll find the famous Bo Diddley house at 1724 Newton Street where he was caught signing on the front porch on summer nights.

8. On 1818 Newton Street lies the oldest house in Mt. Pleasant! This mansion was built in the 1800s by Thomas Walker, who also constructed portions of our Nations Capital.

9. Park and Klingle roads NW are historically known as Czech Row. Following the Czchesoslovikian communist coup of 1948 Mt. Pleasant saw an immigration of Czechs to the rowhomes that line these streets.

10. Check out the secluded House of Mercy on the edge of Rock Creek Park on Rosemont Ave and Klingle Road NW! This home provided refuge for young mothers and girls wrapped up in prostitution in the 1920s. They were more progressive than we thought!

11. In 1950 Dr. Robert Dean a prominent gynecologist was the first African American to purchase a home in Mt. Pleasant which you can find at 1841 Park Road.

12. Explore the previous home of country music artist Jimmy Dean on 3303 18th Street along with the residence of other American Bluegrass musicians who spiraled through the row of changing fashions on 18th street and Park Road NW.
 

End with War and Peace Among the Streets

13. Marking number thirteen represent war and peace in American. You can view the mansion of Samuel P. Brown at 3351 Mt. Pleasant St along with the historical place of Union grounds and hospitals during the Civil War!

14. In 1903 a streetcar line arrived at the North End of Lamont Park NW and deemed Mt. Pleasant the first streetcar neighborhood in the Nations Capital. Here you will find the first spot of historic bakeries from European immigrants that arrived in the 1930s!

15. Streetcars arrived by the old Ingleside Estate on Newton Street. It began with horsedrawn carriages in the 1800s until the first electric streetcar arrived in 1903!

16. In the 1960s a vast Latino presence arrived in the Mt. Pleasant neighborhood! The first bodega and the famous Casa Dilone arrived Kilbourne street NW!

17. Your tour ends on the east side of Mt. Pleasant street where you will find an Italianate Apartment building from 1903 and a rich activist history that rocked this area of the Nations Capital in the 1960s and 1990s.

Take Advantage of Your Farmers Market With These Spring Recipes!

Sometimes living in a busy city like Washington DC can be a bit distracting. We can forget how it feels to flow with the seasons, and the weather can become something we have to deal with instead of work with.

 

We don’t look at the spring rain and have any sense of what it will mean for the spring crops. In fact…what are the spring crops? How many can you name?

 

No need to feel guilty if you can’t think of many. If you want a cheat sheet, check out this official chart that explains when different regional produce is in season, put out by the VA state government.

 

Did you know that what grows seasonally is actually the best thing for us? The dark bitter greens that grow in the spring help break down the heavy fats that we ate this winter — and the berries help detoxify us at the same time.

 

We here at the Vintage on 16th love to let our residents and other DC locals in on our favorite tips and tricks for thriving in the nation’s capital! We’ve compiled a few of our favorite recipes below based on vegetables that are flourishing right now: beets and asparagus!

Beet Pesto

This beet pesto from Del’s Cooking Twist is great for a homemade pizza, mixing into a salad dressing, smearing on some bruschetta…the possibilities are endless (but all of them are bright pink!)

 

Ingredients

  • 1 cup red beets (5.3 oz, about 1 medium beet), chopped

  • 1/2 cup (2.2 oz) walnuts

  • 1/2 cup (12 cl) olive oil + 1 Tablespoon

  • 3 cloves garlic, roughly chopped

  • 1/2 cup (1.8 oz) Parmesan cheese, grated

  • 2 Tablespoons lemon juice

  • Salt & pepper
     

Instructions

  • °Preheat the oven to 375°F (190°C).

  • Wash and scrub the beet, and pat it dry. Peel and cut roughly into cubes, then place the pieces onto a large sheet of foil. Wrap the chopped beet in foil, making a foil packet.

  • Place the packet on a baking sheet place onto a baking tray and roast in the oven for 40-50 minutes, or until beets are soft. Allow to cool completely.

  • In the meantime, roast the walnuts on all sides in a frying pan with one tablespoon of olive oil.

  • Add all the ingredients except the oil in a food processor or blender, and pulse several times.

  • Leaving the food processor (or blender) running, slowly add the olive oil until all ingredients are well combined. If the pesto is a little bit too thick, add some extra olive oil or water until desired consistency is reached. Season with salt and pepper and blend well.
     

Scrambled Egg and Asparagus Toasts

This yummy dish from foodiecrush is great for entertaining friends for brunch or making a delicious snack for yourself!

 

Ingredients

  • 20-25 spears skinny asparagus about 1/4 pound

  • extra virgin olive oil

  • kosher salt and freshly ground black pepper

  • 4 slices sourdough bread or ciabatta

  • 3 tablespoons butter

  • 4 large eggs

  • 1 tablespoon half and half or milk

  • 2 ounces havarti or swiss cheese shredded or cut into small chunks

  • 2 ounces pancetta or bacon cooked
     

Instructions

  1. Layer the asparagus on a baking sheet and drizzle with extra virgin olive oil then season with kosher salt and freshly ground black pepper. Broil in the oven for 5-8 minutes or until asparagus is lightly roasted. Set aside.

  2. Toast the sourdough bread slices then spread with butter.

  3. Meanwhile, whisk the eggs and half and half in a bowl. Season with a pinch of kosher salt. Melt 1 tablespoon of butter in a non-stick fry pan over medium heat and add the eggs. Let the eggs cook until the edge begins to bubble, then gently push the edges of the egg into the center of the pan with a spatula and continue to stir the eggs. When there the eggs are almost all cooked, add the havarti cheese and stir to mix until cheese is melted. Removed from heat while the eggs are still soft.

  4. Top the buttered sourdough toasts with 1/4 each of the scrambled eggs and cheese. Top with 4-5 pieces of the roasted asparagus and sprinkle with pancetta. Serve immediately.

Shoot for at least 60 to 80 percent of your maximum effort, and you’ll see results in no time.

Making it to the gym is a plus, but all the hard workouts in the world won’t combat a diet filled with sugars, unhealthy fats, fast food, soda, and other sugary or not-too-good-for-you treats. Consider keeping a food journal to help identify which areas of your diet could stand to improve, and shoot to consume at least 80 percent whole and healthy foods and just 20 percent less-than-whole or treat-type items.

Wanting to be a supermodel or Olympic-level bodybuilder by spring is a goal, to be sure, but it likely isn’t an attainable one. The people who do best with healthy eating and regular workouts set attainable goals and micro goals, then focus their efforts on achieving them.

Examples of healthy, achievable goals might be losing 1.5 pounds per week, drinking 60 ounces of water per day, running 10 miles per week, keeping a daily food journal, hitting three cycling classes per week, or working to add 10 pounds of weight to an exercise in two weeks.
